Question 1

What is a bank auction property?

Accepted Answer

A property that a bank or lender sells through a public e-auction, usually after recovery proceedings such as SARFAESI against a borrower who stopped paying. Each auction has its own reserve price, EMD and auction date.

Question 2

How does a bank property auction work?

Accepted Answer

The lender publishes a notice with the reserve price, EMD and auction date. Bidders register on the official portal, pay the EMD, and bid during the live window. The highest bid above the reserve price is considered by the lender.

Question 3

What is EMD?

Accepted Answer

EMD (earnest money deposit) is a refundable deposit, commonly around 10% of the reserve price, that you pay before you can bid. It's returned to bidders who don't win.

Question 4

Can I inspect a property before bidding?

Accepted Answer

Usually, yes. Most notices give an inspection date. Read the notice carefully and check documents such as the encumbrance certificate before you bid.

Question 5

What happens after winning an auction?

Accepted Answer

You pay the balance within the period stated in the sale notice. The lender then issues the sale certificate and the property is registered in your name. Exact timelines are in each notice.

Question 6

Are bank auction properties always cheaper?

Accepted Answer

Not always. Reserve prices come from the lender's valuation and can be below market rates, but bidding decides the final price. Do your own comparison and budget for taxes, dues and registration.
